Light carpet is unforgiving, and Summerlin is full of it
Most homes out here were built from the nineties onward, and the builder carpet that came with them is pale, soft and wide open. It looks beautiful for about two years. Then the route from the garage through the kitchen to the family room starts reading a shade darker than everything around it, and once you have seen it you cannot unsee it.
Nothing has gone wrong. That is fine desert grit settling into a light pile, and it is exactly what hot water extraction is for.
What makes these jobs different
- Great rooms are large and open. There is nowhere for an uneven clean to hide, so the finish pass and the grooming matter more here than in a small room.
- Two storeys means stairs. Stair noses take the most wear in the house and cannot be done with a wand. They get a hand tool, and a flight takes about half an hour.
- Sectionals and area rugs. Larger rooms mean larger furniture. Cleaning the carpet and leaving a grey sofa in the middle of it rarely looks finished, so upholstery and rugs often go on the same visit.
- Tile through the wet areas. Valley water is hard, and light grout goes dark faster than dark grout. Tile and grout added to a carpet appointment is far cheaper than a separate trip.

How often is worth it
Once a year for a typical household, every six to nine months with pets, kids or a busy front door. On pale carpet the difference between annual cleaning and leaving it four years is not really about appearance, it is about how long the carpet lasts. Grit that stays at the base of the pile cuts the fiber every day, and that damage does not come back out.
